To ensure your tenants' safety, all gas appliances and flues need to undergo an annual gas safety check which should always be carried out by a suitably qualified Gas Safe registered engineer.

Once the gas safety inspection has been completed and everything is in good and safe order, you'll be given a Landlord Gas Safety Record (CP12) with details of all the checks that were carried out.

A Gas Safety Certificate is a legal requirement for landlords as the certificate confirms that all gas appliances in the property are operating correctly and meet all current safety standards.

Heating House can provide your landlord safety inspection and certification and we charge a standard fee of £70 for one appliance (normally the boiler) and an additional charge of £10 per item for any other gas appliances (gas hob, gas oven, gas fire etc) in the same property.
